The Senior Estimator is responsible for soliciting, reviewing and verifying General Contractor budgets for new development projects to ensure that they are accurate and complete. This position also entails working with the construction team to identify specific milestones and ensure estimates are within budget. The Senior Estimator will develop and maintain the construction cost database for new and completed projects. The Senior Estimator will manage the design teams and scope of work. Multiple projects will be managed simultaneously. The Senior Estimator will be responsible for overseeing and leading the development of his/her subordinates.Detailed Responsibilities:Estimating Projects* Creation of Bid List including Subcontractors and Suppliers. Must confirm bidding intentions, subcontractor’s capabilities, and references.* Work with team prior to and on Bid Day to confirm all bids are submitted and all scopes have been confirmed for accuracy and coverage.* Work with project managers to set up final project budget to proceed with project set up and contract issuance* Capable of providing conceptual estimates based on drawings, quantities and other preliminary data.* Ensures proper coverage from subcontractors on bid day.* Review bid requirements and general conditions thoroughly.* Has a thorough understanding of the scope for specific trades assigned.* Develops RFI’s and clarifications.* Conducts a risk evaluation after drawing document review to chief estimator.Negotiating Projects* Contact, meet and follows up with prospective owners.* Assist VP’s of Operations in choosing the architect on design/build projects.* Collaborate with architect and potential client to close the deal.* Create the opinion of probable cost estimate based off of owner criteria.Managing Preconstruction Budget* Reviews drawings with Project Management team and identify areas of concern.* Final estimate review and signoff with VP of preconstruction, VP of Operations, project manager, superintendent, chief estimator, and lead estimator.* Build and develop Proposal Binder for owner. Demonstrates comprehensive knowledge of the project.* Cost code finalized budget for review and approval.* Completes buyout on all subs while collaborating with the project manager for a seamless transition.Managing Sub-Contractor Relationships* Seeks and qualifies new subcontractors.* Establishes ongoing subcontractor relationships.* Provide sub-contractor contact information for bid management software system to the Estimating Admin Assistant.* Maintains a general knowledge of the subcontractors’ capacity.* Seeks feedback from subs on the sub-contractor competitive market.Preconstruction Team Management* Manages internal preconstruction team; estimators and operations.* Manages design team; architect and his/her engineers; meets with design team and owner frequently to ensure staying within scope of project.* Manages owner’s expectations around budget and timing.* Coaches subordinates, provides constructive feedback, and motivates team to achieve objectives.* Continues to expand professional and technical knowledge by attending educational workshops; reviewing professional publications; establishing personal networks; participating in professional societies, maintaining software and building systems skills, etc.* Thorough communication and documentation between team members internally and externally to drive cohesive, well-integrated project and team.Personal & Team Career GrowthRequired Qualifications:* Engineering or construction related Bachelor degree from a 4 year university.* 6-8 years of relevant experience in construction estimating/project management experience.* Be very knowledgeable in all areas of construction, including applicable local construction laws.* Excellent written and verbal communication skills.* Capable to lead and conduct professional meetings with owners representing the Lemoine organization.* Proficient with Microsoft Office products including Word, Excel, Timberline, and On Screen Takeoff.* Must be self-motivated & punctual.* Must be able to manage multiple tasks and have excellent follow up skills both internally and externally.* Must be professional and polished in appearance and speech.Competency & Skill Requirements:* Business Acumen knows how businesses work; knowledgeable in current and possible future policies, practices, trends, and information affecting his/her business and organization; knows the competition; is aware of how strategies and tactics work in the marketplace.* Interpersonal skills reflect a collaborative attitude along with a strong work ethic to achieve team and individual goals.* Customer Focus is dedicated to meeting the expectations and requirements of internal and external customers; gets first-hand customer information and uses it for improvements in products and services; acts with customers in mind; establishes and maintains effective relationships with customers and gains their trust and respect.* Delegation clearly and comfortably delegates both routine and important tasks and decisions; broadly shares both responsibility and accountability; tends to trust people to perform; lets direct reports finish their own work.* Managerial Courage doesn’t hold back anything that needs to be said; provides current, direct, complete, and “actionable” positive and corrective feedback to others; lets people know where they stand; faces up to people and problems on any person or situation quickly and directly; is not afraid to take negative action when necessary.* Negotiating Can negotiate skillfully in tough situations with both internal and external groups; can settle differences with minimum noise; can win concessions without damaging relationships; can be both direct and forceful as well as diplomatic; gains trust quickly of other parties to the negotiations; has a good sense of timing.* Drive for Results Can be counted on to exceed goals successfully; is constantly and consistently one of the top performers; very bottom-line oriented; steadfastly pushes self and others for results.* Total Quality Management (TQM) Is dedicated to providing the highest quality products and services which meet the needs and requirements of internal and external customers; is committed to continuous improvement through empowerment and management by data; is willing to re-engineer processes from scratch; is open to suggestions and experimentation; creates a learning environment leading to the most efficient and effective work process.* Attention to detail Thoroughness in accomplishing a task through concern for all the areas involved, no matter how small.
